Buying in El Salvador from abroad: easier than you think
Living in the US, Canada or Europe and dreaming of a home in El Salvador? It's absolutely possible — often without traveling. Here's everything you need to know, no fine print. And when you're ready, I'll walk you through every step personally.

Can I buy as a foreigner?
- Yes. Foreigners can buy urban property (houses, apartments, city or beach-town lots) with the same rights as a Salvadoran, with no restriction by nationality.
- Only rural/agricultural land carries a reciprocity condition: your country must allow Salvadorans to buy land there (the US, Canada and Spain qualify, for example). And nobody — national or foreigner — may own more than 245 rural hectares.
- If you're Salvadoran living abroad, you keep every right: you buy exactly as if you lived here, with your DUI (issued at consulates) or passport, and you qualify for diaspora-specific financing.
Documents you'll need
- A valid passport (foreigners) or Salvadoran DUI/passport (diaspora).
- NIT (tax ID): now digital, free and 100% online from any country — no longer a barrier.
- If buying remotely: a power of attorney (see the remote purchase section).
- The notary handles the property side: verifying at the CNR registry that the seller truly owns it and that it's free of mortgages and liens.
The process, step by step

Legal verification
The notary checks title, mortgages and measurements at the CNR registry.

Offer & purchase promise
A notarized contract with price, term and deposit. It protects you while financing or the power of attorney is processed.

Financing (if needed)
Bank pre-qualification; the bank runs its own appraisal.

Public deed
Signed before a Salvadoran notary — by you in person or by your attorney-in-fact.

Transfer tax
Declared and paid to the tax authority within 60 days.

CNR registration
Filed by the notary; once registered, you're the owner against the whole world. ~7 business days if there are no observations.
What does closing cost?
Buyer closing costs run about 4%–5% of the price:

Example on a $100,000 home: tax $2,142.86 + registration $630 + notary ~$1,000–$2,000 ≈ $3,800–$4,800 total.
Huge bonus: El Salvador has no annual property tax nationwide. Once bought and registered, your home only pays modest municipal service fees.
Financing for the diaspora
- FSV "Vivienda Cercana" (state program): for Salvadorans abroad — citizens, residents and even TPS holders. Rates from ~9%, down payment 5%–20% depending on immigration status, up to $150,000.
- Banco Cuscatlán: loans for Salvadorans in the US with up to 85% financing, from $50,000 and terms up to 25 years; the application starts online.
- Other banks (Agrícola, Hipotecario, Promerica) also have diaspora lines — I'll help you compare based on your profile.
- Foreigners with no ties to the country usually buy in cash; the dollar economy makes it direct, with no currency exchange.
Can I buy without traveling? Yes — 100% remote
- The deed is signed in El Salvador by your attorney-in-fact (a trusted lawyer or family member) using a power of attorney.
- Consulate option: you grant the power at the nearest Salvadoran consulate — as valid as one signed in El Salvador, no apostille needed.
- Local notary option: sign before a notary in your country and apostille it (Hague Convention: US, Canada, Spain and more).
- Payment goes by international wire transfer. I show you properties on video, coordinate with the notary and keep you posted on every step over WhatsApp.
